Question:

Return of Housing Deposit.

After speaking with quite a few people it seems that tenants very rarely get their deposit back when they move out no matter how clean it is.
I'd like to hear who has had similar problems with getting their deposit returned.

Region: Tokyo

  • I totally agree with you. No matter how much clean the property is, cleaning charge will cost you.

  • In Japan it is custom to have the whole house/ apartment cleaned by professional cleaners after tenants vacate. This cost is almost always the responsibility of the tenant, and cannot be avoided. If you have a tatami room, the mats will also be replaced at your expense. On top of this, the repair of all damage (that does not count as general "wear and tear")will be taken from the deposit. Basically, if you keep your place in really good condition, and do not damage the wallpaper, floors etc in any way, you can get a good portion of your deposit back. Good luck!
